UK Rental Market Update: July 2025 Insights and What They Mean for Landlords and Tenants

As we move through summer 2025, new data from HomeLet offers an updated snapshot of the UK’s rental market and it continues to reflect a complex picture for landlords and tenants alike.
"The average rent price in the UK for July 2025 is £1,313.
Excluding London, the average UK rent price is 0.4% higher than in June at £1,132. This is 1.7% higher than July 2024.
Average rents in the capital are £2,083 — 0.2% more than last month. London rents are now 0.9% cheaper than they were a year ago."

While rents outside of London are seeing steady annual growth, London’s figures reveal a slight annual decline - a notable shift in a city known for its typically strong rental performance. That said, monthly figures still show a marginal upward movement in the capital, suggesting pockets of demand remain, particularly in well connected and regeneration led zones.
